WELCOME TO THE RESIDENCES AT QC COMMONS COMMUNITY PAGE

 Sonoma Communities has filed entitlement applications with the Town of Queen Creek for a proposed community to be known as The Residences at QC Commons.  


 Below are the conceptual community plans, pertinent processing and community information as well as applicant and town contact information.

Project Overview

The subject property is generally located behind the proposed Fry’s shopping center planned at the northeast corner of Riggs Road and Ellsworth Road (the “Property”). The Property is approximately 26 acres of vacant land behind the new commercial shopping center. Sonoma Communities seeks to develop the Property as a high-end, gated, single-family rental home community, which will include the following characteristics:


  • Each home will be single-story only 
  • Gated community
  • High-end finishes and private outdoor yards and patios will be provided
  • The community will include open space buffers along its perimeter, a walking trail system, fire pits and recreational areas, a resort-style pool, residence club, dog park, barbecue pits and more
  • The new community is designed with pedestrian connectivity in mind so future residents can walk to nearby shopping and dining at the adjacent commercial shopping center. 
  •  A multi-use trail will be provided along Ellsworth Road which will connect to the shopping center and will allow equestrian connectivity 
  • The  architecture, entry monumentation and landscape theming, design of the homes, parks, fencing, and the significant open space represent an agrarian design consistent with the area 

Project Requests

For the community to develop as envisioned, the following applications have been filed with the Town of Queen Creek:

  

1) Annexation (Case No. P20-0149): Request annexation to incorporate the northern 9.97 acres of the Property into the Town of Queen Creek; 

2) Rezoning (Case No. P20-0150): Request to rezone the Property from R1 – 35 and County RU-35 to Planned Area Development (PAD) with underlying Medium Density Residential (MDR) District zoning to establish a set of standards and guidelines for development of the community; and,

3) Site Plan (Case No. P20-0151): Request Site Plan approval for community layout and architectural design.

Neighborhood Meeting

Two (2) formal virtual neighborhood meetings were held by the applicant for this project on October 19, 2020 and December 16, 2020. If you were unable to attend the meetings and wish to learn more about the project, please feel free to contact us.

Public hearings before the Planning and Zoning Commission and Town Council have now been scheduled as follows:


Planning and Zoning Commission Hearing 

February 10, 2021 at 6:00 p.m.


Town Council Hearing

March 17, 2021 at 6:30 p.m.
